Hamilton Structure Plan

The Hamilton Structure Plan is Council's 20 year land use and development plan for Hamilton. The Plan aims to identify land use planning strategies and infrastructure needs to guide Hamilton’s development into the future.

Following extensive consultation with the community, landowners and government agencies over 18 months, the Hamilton Structure Plan was adopted by Council on 9 November 2011.

The Plan includes:

Document Purpose and Context
Hamilton Structure Plan To guide the broader land use and development of the whole city. It addresses both the development and management of public infrastructure, in streets, parks and walkways, and sets private development parameters for preferred land uses and other relevant matters.
Hamilton City Urban Design Framework To improve the function and image of the city centre and provide for continued growth and development within the city core. It is focuses on the public domain, but also addresses the key interfaces between the private realm and public spaces, and critical matters of development form and scale within the CBD.
City Centre Design Guidelines To outline the important building, siting and design matters that should be taken into account when Constructing a new building; Extending or altering an existing building; Designing public space and places within the City Centre. The guidelines outline the matters Council will consider to achieve high quality urban design and architecture, and to guide landowners, developers and designers in making applications.
Hamilton Masterplans Report To provide detailed masterplans for six key precincts across Hamilton to unlock and guide future development. These areas were selected on the basis that there is significant development potential, or there are complex development constraints that required further investigation (or both).

Implementation of the Hamilton Structure Plan

The policies and changes to zoning recommended in the Hamilton Structure Plan will be implemented through a formal Planning Scheme Amendment process. This will include formal exhibition and seeking further submissions from the community. Through this process the recommendations of the Structure Plan will be further considered by an independent planning panel appointed by the Minister for Planning, where the panel will consider all submissions received to it and members of the community can make presentations to the Panel.

Othe projects to be implemented as part of the plan during 2011/2012 include 'The Cox Street Front Door Design' and the Alternative Heavy Vehicle Route Concept Plan.
